What is the maximum rental deposit allowed?
Commonly and legally, the limit is set to three net cold rents. Utility costs are not part of the calculation basis. This calculator uses exactly this logic: Cold Rent × 1/2/3.
Can I pay the deposit in installments?
In many cases, an installment payment is possible – often in three equal installments, starting with the beginning of the lease. The calculator shows you the amount per installment so you can plan your liquidity better.
Does the deposit have to earn interest?
Deposits are often invested separately from the landlord's assets (e.g., in a deposit account). Interest may accrue. Since interest rates vary, the calculator uses a customizable interest rate assumption to give a general impression.
What is the difference between Cold Rent and Warm Rent?
Cold Rent is the rent without operating costs/heating. Warm Rent includes utilities. For the deposit, the net cold rent usually counts – that's why the calculator asks for precisely this value.

In practice, this is almost always agreed upon based on the net cold rent. This is exactly why the calculator first asks for your cold rent per month – i.e., without operating costs, without heating, without utility components. Based on this number, the deposit is then calculated by selecting whether you want to set 1, 2, or 3 month's rents as a deposit. The value "3×" is not only the most common but often also the known upper limit, which is why the calculator additionally displays a bar that visualizes the ratio to the maximum typical deposit. This makes categorization easy: you immediately see if you are in the lower range or planning at the maximum.
The second added value is liquidity planning. Many tenants underestimate how heavily a deposit burdens finances in the first few weeks, especially when moving, furniture, renovations, or new contracts are pending at the same time. Therefore, the calculator can optionally simulate installment payments. You decide whether you want to split the deposit into 1 to 4 installments (3 installments are classic). Whether and how much interest is generated depends on many factors, above all on the current market interest rate and the bank. Instead of giving you false certainty here, the calculator works transparently with an interest assumption that you can set yourself (for example, 1.5% p.a.). You also choose the duration (e.g., 36 months) to see how large the interest effect could roughly be.
