How does the ETF Tax Calculator handle the Vorabpauschale?

The Vorabpauschale is calculated as: base return rate (Basiszins) × ETF value at start of year, reduced by any actual fund distribution. The calculator applies the current Basiszins published annually by the German Federal Finance Ministry and deducts the €1,000 saver's allowance (Sparer-Pauschbetrag) before calculating the net tax due on accumulating ETFs.

What is the difference between Coast FIRE and regular FIRE?

Regular FIRE requires a lump sum large enough that the 4% withdrawal rule covers all living expenses indefinitely. Coast FIRE means reaching a smaller amount early enough that compound growth alone reaches the FIRE target by retirement — without further contributions. After reaching Coast FIRE, you only need to cover current expenses from earned income.

How does the Rent vs. Buy Calculator account for German transaction costs?

The calculator includes Grunderwerbsteuer (3.5–6.5% by Bundesland), notary and land registry fees (~2%), broker commission (up to 3.57% per party since 2020), ongoing Hausgeld for condominiums, and annual Grundsteuer. It also models the opportunity cost of the down payment invested in a comparable ETF portfolio to give a fair long-term financial comparison.

Can the Offer Calculation Tool generate a German invoice?

The tool calculates the correct offer price including material, labor, overhead, margin, and German VAT (19% standard or 7% reduced rate). It does not generate a legally compliant PDF invoice — for invoicing, use a dedicated tool or accounting software. However, the output gives you the exact figures to build your Angebot or Rechnung manually.
